Springtime in the Riverina – Buy a Business!

The rich, beautiful Riverina…
Off I go again! Well spring time and the blossoms are all out and looking just great in our country areas. Have you been to Wagga Wagga? It’s our largest inland city in NSW and has an amazing shopping area with about three main streets. My dear little daughter in-law owns a florist shop there called Australian Art Florist on Baylis street. They send flowers all round the globe so when you want a top gift and flowers call Jackie and Kelly, they are the friendliest people and do an awesome arrangement and make a fortune out of me when I sell a business! Gotta keep it in the family!
Wagga is also noted for it’s races. My race horse Raw Diva runs the track and it’s a great day out with a terrific member’s bar and food. Horse heaven, that’s what Wagga and the surrounding districts offer… cutting horses, racing, pony clubs and Wagga’s Equex shows off it’s performing horses of all breeds, so come to the rich Riverina, its only 5 hours from Sydney, 2 from Canberra and 5 to Melbourne.
I also have some pretty good businesses listed right now. There’s a top little bowls shop for sale right near Australian Art Florist. It’s a good little money spinner with no hard work involved. It’s great for a single lady or man. There’s also a pelmet manufacturing business for sale. This business can be run in Sydney or anywhere. Pick it up and take it home. As a home industry it’s great.
Now listen to this one… I had the pleasure of listing an icon indoor child play centre in Wagga on the main highway into town. It’s the Noah’s Ark. Gee I was impressed with this owner! It’s a great big ark made of timber and looks exactly like Noah’s Ark.
Noah would be so proud of his replica! And kids everywhere love it. My grand kids just wet their pants to get in there, and I just love the cafe, sitting back with the sun beaming in watching the kids have a ball! So if you’re in Wagga don’t go past it.
Go in, you will love it. How smart are these people? I admire their brilliance. They own the property too. It’s on the market with us also and I reckon a bowling centre or skateway would look great behind the Ark. There is lots of space to expand.
The owners have a TOP farm and want to retire, so I have the pleasure of selling it.
My beautiful town of Poplars Tumut… this is noted as God’s own country, located at the foothills of the Snowy Mountains, and yes this is where I live… that’s when I am ever home. Most of my days I am on the road with buyers looking at businessess for sale all over Australia, but when I get the chance I come home to heaven.
The beauty here is like no other. If you haven’t been to Tumut you have missed a lifetime experience. I have sold over 15 businesses here and only have a few more listed… a great fish and chips cafe with indoor seating that has won awards for its gluten free food. A great buy.
I also have a top bricks and pavers business for sale that also has hire equipement and freehold included if you want. Too good to overlook, a top cafe in the heart of the CBD that caters for hungry customers with all week trading. It’s a great buy. Also, the most profitable business in Tumut is my earth moving business… it’s the best listing I have for profits in Australia, so if you want the money and have it to spend…

Check out this Tumut property on 160 acres and this rural property for sale in Tumut on 300 acres. I have at least 3 properties to look at, all with excellent views and pastures…so cheap, so good.

On the Road to Gloucester NSW

Boy have I been busy lately. I had the pleasure of taking a buyer to inspect a business in Stratford. It’s a lovely little town on the old highway to Gloucester NSW, only one hour from Newcastle and a short drive to Foster and Nelson Bay, around 2 hours from Sydney north.
What a beautiful drive. All the paddocks are full of lush grazing and the livestock look amazing. We inspected a great little listing – the Stratford Store. It’s a convenience store with Volume Plus petrol and the best part is it has a great little heritage home next to it that the owners are converting into accommodation, or maybe a bottle shop.
Any way while we were there a team of bikers arrived, muddy and exhausted after their long ride. There were so many, around 100 a least! The whole shop had to go into rush mode and I was re-arranging the furniture to accommodate them. It’s so beautiful along that road and only 10 minutes to Gloucester from the store. Then I drove on to my favourite spot, Nelson Bay, and listed a little deli I sold 4 years ago called Incredible Edible and a terrific gift store across the road called Good Mates.
What great listings! If you are looking for the best money can buy in an absolutely delightful spot right on the water, these two investments are not to be overlooked.
After a few drinks at the local pub around the corner with my good friends Peter and Gabby from Incredible Edible I dropped into my motel and slept like a baby. I did around 15 hours on the road that day, but the scenery and the fun I had catching up with my buyers and vendors made it all worth while. Off to Sydney now!

Shoalhaven River – Houseboats on the Shoalhaven

Well the past 4 weeks I have been all over the place. Just after Christmas I had the pleasure of inspecting one of my favourite listings, House Boats on the Shoalhaven. If you haven’t been to the Shoalhaven Shire you haven’t lived! The business is in Nowra, 2 hours form Sydney and is located on the magnificent Shoalhaven River.
It’s so beautiful on the river. In my early days I skied on the river till I dropped. The river runs for miles and miles past Longreach and takes in the most georgious scenery you will ever see. It’s a safe river, almost always smooth and pristine, and it’s here where the house boasts are moored. There are two wonderful houseboats all decked out with a barbecue on the decks, full kitchen and very comfy living quarters.
So down we go onto the larger of the 2 boats. I looked over the water and the quiet serene feeling of peace and tranquillity engulfed me. Oh my God what a great life style the owners have. Mark and Lisa are the owners and they have the boats absolutely emaculate and beautifully maintained. Gee they are nice people. They are so friendly and pleasant to talk with and told us lots of good stories about the people who book the boats. And what a great time they have! Some people bring their own ski boat as well and moore the house boat up the river or close to the golf club, that incidentally is located right on this river, and they ski all day, fish and play, then at night party till they drop in the comfort of the house boat.
Lisa was telling me about some lovely old couples who also frequent the house boats. They just love it and are so clean and tidy the boats come back in better condition, if that’s all possible. People come from everywhere in Australia just to enjoy houseboating. I now know why!
Yes this is definately the place to be. It’s God’s own country. I didn’t want to leave this inspection. While Mark showed a buyer around I took in some deep breaths and marvelled over their lifestyle and the beauty of the river. We really should get out of the square we all live in and have fun. For all the years I lived in Nowra I have never had the pleasure of house boating! It’s a real credit to these owners how they have established these house boats. It’s a real task to get them approved and up and running and now some very lucky buyer will reap these rewards.
The Shoalhaven stretches down the coast to Batemans Bay and over the mountains to Kangaroo Valley. There are beautiful beaches all around the Shoalhaven shire. The fishing is terrific, caravan parks, clubs and great shopping are all part of the Shoalhaven. The South Coast of NSW, it’s the place to be.

Fishing Charter Sydney – Seasick on Botany Bay

Last month took me to the beautiful shores of Botany Bay to list a fishing charter. It’s a beauty if your interested.
Anyway when I was a little kid my good old dad, a retired policeman, took me fishing every single minute we had so I grew up a little fisher girl who rode the open seas of Jervice Bay NSW. Dad always said when we were fishing anyone who keeps a person out at sea when they are seasick should be shot. He claimed this as I was burling the fish up at the back of the boat. We always got a pretty good catch but it took a while for me to recover.
Anyway to list my business at Botany Bay it required looking over the vestle and inspecting the plant and equipment. It was a beautiful day and I couldn’t help but think “what a great life”.
As I was about to sign the vendor on the dotted line a little wave rippled the waters and I sheepishly asked the vendor if he wouldn’t mind me signing him up on the shore, emabarrased to say I was seasick. “My God,” he exclaimed, “we’re still moored to the dock!”
Never the less, we got on famously and I am very confident we will have a sale in the near future.

My Close Encounter With the After-Life

You know the song “I’ve been everywhere man”? Well, that’s me. My business takes me all over Australia, listing and selling businesses, and I’ve got some very funny stories to tell.
One comes to mind I was up the North Coast when I had a call from a funeral parlour to list their business. The owner was looking to retire, so I made the appointment and in I went to look over the business. I must say it was very professionally run and a lovely calming parlour.
I was taken into the waiting room to look at all the coffins and what a display there was. That day I had driven for around 5 hours to get to the listing and was a little tired from the trip so as I was commenting on the large range of coffins and the different costs I leaned back and fell straight into a coffin standing upright on the wall. The coffin fell down on top of me and there I was struggling to get out. In those days I always wore the highest of stiletto heals and short skirts so I fumbled around in embarrassment trying to regain my composure. The poor vendor was grabbing at me trying to support my fall and we both ended up in the coffin.
Oh, I said rubbing my head, I am so sorry. Yes said the vendor, that’s my most expensive coffin, be careful not to scratch it.
BTW, a lot of people think “I’ve been everywhere man” was written by Johnny Cash. It was in fact written by Australian Geoff Mack in 1959 using Australian place names and later adapted for North America and recorded by several artists including Hank Snow, Lynn Anderson and Johnny Cash.
